GDI Companies identified a 60 acre site at the interchange of I-65 and SR 32 in Indiana’s ever-expanding warehouse and distribution business at the front door of Lebanon Business Park in Lebanon, IN. GDI set out to overcome challenges of the site, including annexation, zoning, obtaining a 10 year tax abatement for a speculative construction project (the first ever in Lebanon), relocation of an existing floodway and the relocation of an 18″ high pressure underground petroleum pipeline. GDI then identified additional ground, enabling the site to accommodate up to a 1.2MM sf building.
After this work was complete, GDI sold the property to NorthPoint Development of Kansas City, MO, and constructed a 741,000 sf, 36′ clear height warehouse. The project was completed and subsequently the entire facility was leased to Continental Tire Company.
We appreciate the professionalism and teamwork GDI Construction exhibited throughout our project, including obtaining entitlements, tax abatement, creating a TIF district, coordinating the relocation of a petroleum pipeline at a cost of over $1M, and the construction of our building, enabling us to own a top quality warehouse and distribution facility in an excellent location. As an out-of-town developer, it set our mind at ease to know GDI was managing the budget and schedule and keeping us apprised of the project status along the way.
